For most people, selling a home is one of the biggest financial decisions they will ever make. You want to make sure you have the right person doing the job. What things should you consider when choosing a real estate agent?
1) Is the person you are hiring an experienced Realtor?
Not all agents are Realtors. Anyone who passes the state examination and is represented by a real estate broker can obtain a real estate license and begin selling real estate. That doesn’t make you a Realtor. A Realtor is someone who is affiliated with the National Association of Realtors and a member of a local board or association of Realtors. Realtors are the only ones who have access to the Multiple Listing Service (MLS) which is one of the most effective ways to sell your home. Make sure your real estate agent is a licensed Realtor.
2) Is the Realtor you are hiring affiliated with a top national real estate franchise?
Some Realtors choose to work for a small real estate company rather than affiliate with one of the major national real estate brands. These agents are at a huge disadvantage, which means you are at a huge disadvantage, when marketing your property. These companies have national, not just local, exposure. They invest vast amounts of money to promote their brand and train their agents. They are the best in the business. There are basically five top real estate brands: RE/MAX, Coldwell Banker Residential, Keller Williams, Century 21 and Berkshire Hathaway. RE/MAX is by far the most recognized brand in the industry. The RE/MAX balloon and brand is recognized all over the world. Their agents are not only the best trained in the business, but they sell more homes per agent than anyone in the business. Make sure you have an agent with the best brand recognition.
3) Does your Realtor have experience in your local market?
Many time unsuspecting sellers don’t realize that there’s a significant difference between agents who are experienced in selling homes in the local market and agents who simply sell homes anywhere in the market. A local agent knows and understands the market. They know the best schools. They know the best restaurants. They know what the community is like. They know the best hiking and biking trails in the area. They know the best parks. They know the local customs. And, most importantly, they know the people. An out-of-town real estate agent usually doesn’t take the time to get to know any of these things. They fly-in, list your home, and fly-out. There’s more to marketing you home than simply putting a sign in the front yard. Make sure you have an agent that is local.
